Our History

The late Roland Fiore Sr. founded South County Sand & Gravel in 1952. Located in South Kingstown, R.I., the company concentrated on the sale of sand, gravel, and similar products used in road construction.

To obtain sufficient supplies of raw materials, the company purchased existing gravel banks throughout South County. With the construction material removed and the property graded, those former gravel banks became ideal locations for residential communities, so South County Sand & Gravel expanded into the real estate development business.

In the 1960s, Mr. Fiore purchased a beautiful 250-acre parcel of undeveloped woodland adjacent to Worden’s Pond, the largest freshwater pond in Rhode Island. Unlike past land purchases, this one was made specifically with future development in mind. Mr. Fiore and his family spent years considering and researching various uses for the property. After visiting a number of retirement developments in Florida, they decided that the best use of the site would be as an active adult manufactured-home community.

Planning Process

Throughout the planning and construction process, great care was taken to preserve as many old-growth trees as possible, and natural growth and other existing features of the land were retained wherever possible. Homes were carefully placed, and landscaping was designed to enhance the natural beauty of the property. The result is an aesthetically pleasing community that is enjoyable to live in.

Today, The Village is managed by Lisa Fiore and Anita Fiore, Roland Fiore’s daughters. Lisa and Anita and their staff are here coordinating and overseeing maintenance of the infrastructure, including streets, septic systems, common-area landscaping, and the community clubhouse.
