Leasing Information
Residents of THE VILLAGE AT WORDENS POND purchase their home and lease the home site from us. The lease fee covers property tax and insurance on all the land in THE VILLAGE AT WORDENS POND. The lease fee also includes maintenance of our private roads (repaving, plowing and street sweeping); Spring and Fall fertilization of all the lawns in the community; landscaping the entrance to the village, around the clubhouse and open space areas throughout the community; and curbside trash pickup and recycling every Wednesday.
Each home’s septic system is maintained by site inspections and a pumping schedule (at no additional cost). All clubhouse operating expenses, and electricity for the entrance and mail areas is also included in the lease fee. Your responsibility as a homeowner would be to pay town taxes and insurance on your individual home, as well as normal household operating expenses.
Resales of existing homes are available from time to time. Homeowners may choose any realtor to represent them (including this office), or may sell on their own. Our office is often directly involved in representing sellers, and is otherwise always responsible to assure new home purchaser eligibility for residence in the community. Land Lease Payments
The sales office is open Monday through Friday from 9:00 4:00pm, and at other times by appointment. Additional information, including a complete copy of the Lease Agreement, is readily available upon request.
- Leases are annual, AUTOMATICALLY RENEWABLE.
- Base leases will be reviewed and adjusted annually on July 1st, in accordance with the CPI (Consumer Price Index-U, All Items Northeast Region), published by the U.S. Bureau of Labor Statistics for the prior calendar year, with the minimum increase to be 3% and the maximum not to exceed 6%.
- Renewal Term Additional Rent. As an addition to the base lease amount, the pro-rata share of any increase in the real estate taxes (including fire tax) assessed over and above those billed as of December 31 of previous year, divided equally by the number of homes in the Village as of December 31st of the expense year.
