Residents of The Village at Worden’s Pond purchase their homes and lease the home sites from us. Current lease fees are shown under the “Resales” tab.

The lease fee covers property taxes and insurance on the land; maintenance and plowing of our private roads; Spring and Fall fertilization of all the lawns in the community; landscaping at the entrance, Clubhouse, and open space areas; major tree trimming and removal when necessary; weekly curbside trash pick-up; curbside pick-up of recyclables every other week; maintenance of each home’s septic systems, including inspections, regular pump outs and any repairs.

Your responsibility as a homeowner would be to pay town property taxes and homeowners’ insurance for your individual home, as well as ordinary household operating expenses.

We also have a storage area for boats and RVs. Spaces can be rented for $15 to $35 per month, depending on size requirements.

Existing homes in The Village are available for resale from time to time. Homeowners may choose any realtor to represent them, of course, Fiore Realty is uniquely qualified to handle home sales within The Village due to the fact that the Village manager for 27 years, Lisa Fiore, is also the Broker/ Owner of Fiore Realty. We offer discounts on commissions to our residents and generally have a list of qualified buyers waiting to purchase a home in The Village. Lisa has 2 very well qualified agents that work with her, Anna Beth Longolucco, also a Village resident, and Shawna Amitrano. You may also sell your home yourself. Our office is often directly involved in representing sellers, and is always responsible for assuring that the home buyer is eligible for residence in the community. The sales office is open Monday through Friday from 12:00 p.m. to 4:00 p.m., and by appointment.
