Nestled in the woods adjacent to Worden's Pond, the village is celebrating it's 28th year as an adult community,
and has completed the development of this quiet and comfortable lifestyle. Residents of The Village at Worden's Pond purchase their home and lease the home site from us. Current lease fees are shown under the "Resales"/ "Land Lease" tabs.
Residents of THE
VILLAGE AT WORDEN'S POND purchase their home and lease the home site from us.
The lease fee covers property tax and insurance on all land in THE VILLAGE AT
WORDEN'S POND, (250 acres). The lease fee also includes maintenance of our
private roads (repaving, plowing, and street sweeping); Spring and Fall
fertilization of all the lawns in the community; landscaping the entrance to The
Village, around the Clubhouse and open space areas throughout the community;
major tree trimming and removal of trees when necessary throughout The Village;
and curbside trash pickup every Friday and recycling every other Friday. Each
home's septic system is maintained by site inspections and a plumbing schedule
(at no cost to the homeowner). All Clubhouse operating expenses, and electricity
for the entrance and mail areas is also included in the lease fee. Your
responsibility as a homeowner would be to pay town taxes and insurance on your
individual home, as well as normal household operating expenses.
We have a storage area for boats and RV's, which can be rented for between $15
to $35 per month depending upon size requirements.
Resales of existing homes are available
from time to time. Homeowners may choose any realtor to represent them
(including this office), or may sell on their own. Our office is often directly
involved in representing sellers, and is otherwise always responsible to assure
the new home purchaser eligibility for residence in the community. The sales
office is open daily noon to 4:00pm and by appointment.
